The KCM senior management team has an average of over 30 years of real estate experience in the apartment industry and many have worked together for over 20 years. With a proven track record, they lead a fully integrated range of in-house professional divisions: acquisitions, management, development, marketing, operations, financing, construction and renovation, information technology, finance, tax, accounting and legal; maximizing value through intensive hands-on property and asset management. The members of the senior management team are active in real estate and apartment industry associations, including The Urban Land Institute, the National Multi-Housing Council, and National Apartment Association.

James D. Klingbeil

FOUNDER AND CEO EMERITUS OF KCM

James D. Klingbeil is the Founder and CEO Emeritus of Klingbeil Capital Management. In addition to establishing the family real estate business in 1959, Mr. Klingbeil was Co-Founder and Chairman of the Anden Group from 1975-1985 which built approximately $1 billion of sales housing in the United States, Paris and London.

Kristen Klingbeil-Weis

CO-CHIEF EXECUTIVE OFFICER - PRESIDENT

Kristen Klingbeil-Weis is the Co-Chief Executive Officer - President of Klingbeil Capital Management. Ms. Klingbeil-Weis has worked on acquisition activities and asset management with KCM since 1998.

Anne Klingbeil Ryan

CO-CHIEF EXECUTIVE OFFICER - PRESIDENT

Anne Klingbeil Ryan is the Co-Chief Executive Officer - President of Klingbeil Capital Management. Ms. Ryan acts as the asset manager for a variety of real estate and financial holdings, heads up the apartment development business and is the de facto president of the family office.

James H. Callard

EXECUTIVE VICE PRESIDENT

James H. Callard serves as Executive Vice President of Klingbeil Capital Management, LLC. He is responsible for leading new business development, acquisitions and dispositions. Mr. Callard joined American Apartment Communities in 1996.

Kevin Kaz

VICE PRESIDENT/CHIEF FINANCIAL OFFICER

Kevin Kaz is the Vice President/Chief Financial Officer of Klingbeil Capital Management, where he has worked since 1994. In the last twenty-one years, he has been instrumental in the underwriting and assessment of $2.1 billion in commercial real estate acquisitions.

Louise Santana

SENIOR VICE PRESIDENT – ASSET MANAGEMENT AND INFORMATION TECHNOLOGY

Louise Santana was promoted to Senior Vice President, Asset Management and Information Technology in March of 2019 after serving as Vice President, Information Technology since her return to the Klingbeil organization in March, 2004.

Jennifer Ceroy

SENIOR VICE PRESIDENT – PROPERTY MANAGEMENT AND MARKETING

Jennifer Ceroy is Senior Vice President – Property Management and Marketing for Klingbeil Capital Management. Ms. Ceroy’s primary role is the oversight of KCM’s existing portfolio operations team, along with community branding, market positioning and operational oversight of company marketing strategies.

Michael Curtis

VICE PRESIDENT – CAPITAL EXPENDITURES AND RENOVATIONS

As Vice President, Capital Expenditures and Renovations, Mr. Curtis is responsible for all aspects of the company’s renovation, maintenance and construction related activities. Mr. Curtis has been the National Construction and Maintenance Manager of the Klingbeil Organization since May 1994.

Mark M. Mullen

SENIOR VICE PRESIDENT - DEVELOPMENT

Mark is Senior Vice President – Development with Klingbeil Capital Management and the principal in charge of its multifamily development group, with developments in Laurel, Maryland, Parker and Denver, Colorado.  Mr. Mullen is also a principal of Klingbeil Medical Partners, LLC, a privately held medical property investment and development company.

Robert Conn

VICE PRESIDENT - ACQUISITIONS

Robert Conn is Vice President, Acquisitions at Klingbeil Capital Management where his responsibilities include sourcing and underwriting for multifamily investments, as well as dispositions. Prior to joining Klingbeil, Robert was Assistant Vice President at Bivium Capital Partners as a member of the Investment team.

Brian Auth

ACQUISITIONS DIRECTOR

Brian Auth is an Acquisitions Director at Klingbeil Capital Management, LLC. Mr. Auth is responsible for assisting with underwriting, financial analysis and due diligence activities.

William Ryan

ACQUISITIONS DIRECTOR

William Ryan is an Acquisitions Director at Klingbeil Capital Management, LLC. Since joining KCM in 2018, Mr. Ryan has been an integral part of the acquisitions and dispositions team, primarily focused on finding new deals and cultivating strong relationships in existing markets.

Catherine Lewis

VICE PRESIDENT - TAX

Catherine Lewis is Vice President - Tax for Klingbeil Capital Management and joined KCM in 1989 from Deloitte, Haskins and Sells. She oversees federal, state and local income tax compliance and planning for all The Klingbeil Organization entities, including the multi-family property funds.

Paul F. Montgomery

TREASURER

Paul F. Montgomery is the Treasurer for Klingbeil Capital Management and related entities. He is responsible for the movement of cash among the various Klingbeil entities and with our investment partners. Mr. Montgomery also performs accounting oversight for the Klingbeil family entities.

James D. Klingbeil

FOUNDER AND CEO EMERITUS OF KCM

James D. Klingbeil is the Founder and CEO Emeritus of Klingbeil Capital Management. In addition to establishing the family real estate business in 1959, Mr. Klingbeil was Co-Founder and Chairman of the Anden Group from 1975-1985 which built approximately $1 billion of sales housing in the United States, Paris and London. Throughout his real estate career, Mr. Klingbeil has been an industry leader. The bulk of his involvement has revolved around the Urban Land Institute (ULI), for which he has served on various committees, as President from 1991-1993 and as a Trustee for over 40 years. He was Chairman of the Urban Land Institute Foundation until July 2012. Currently, Mr. Klingbeil is Lead Independent Director of the Board of Directors of United Dominion Realty Trust (UDR, Inc.), a publicly traded real estate investment trust. A native of Ohio and a graduate of The Ohio State University, Mr. Klingbeil plays an active role in the University. He served on The Foundation Board of Directors and chaired its Development Committee. He currently serves as a Charter Trustee on The Ohio State University Board of Trustees.

Kristen Klingbeil-Weis

CO-CHIEF EXECUTIVE OFFICER - PRESIDENT

Kristen Klingbeil-Weis is the Co-Chief Executive Officer - President of Klingbeil Capital Management. Ms. Klingbeil-Weis has worked on acquisition activities and asset management with KCM since 1998. Prior to that, she headed American Apartment Communities Midwest Region's operations and also handled property/asset management responsibilities for The Klingbeil Company. Before joining The Klingbeil Company in 1990, Ms. Klingbeil-Weis worked in the real estate investment banking division of Salomon Brothers in New York. She is a full member of The Urban Land Institute (ULI) and is a director and member of the executive committee of the National Multi-Housing Council. Ms. Klingbeil-Weis has a Bachelor of Arts degree in American Studies from Yale University and a Masters in Business Administration from UCLA's Anderson School of Management.

Anne Klingbeil Ryan

CO-CHIEF EXECUTIVE OFFICER - PRESIDENT

Anne Klingbeil Ryan is the Co-Chief Executive Officer - President of Klingbeil Capital Management. Ms. Ryan acts as the asset manager for a variety of real estate and financial holdings, heads up the apartment development business and is the de facto president of the family office. Before joining KCM, Ms. Ryan co-founded and managed Oggetti, a chainlet of fine paper stores. Ms. Ryan currently serves on the Board of Directors of the Polycystic Kidney Disease Foundation. She is a member of the Order of Malta, a Catholic organization serving the sick and poor. Ms. Ryan is a full member of The Urban Land Institute (ULI). She graduated from University of Southern California with a B.S. in Business.

James H. Callard

EXECUTIVE VICE PRESIDENT

James H. Callard serves as Executive Vice President of Klingbeil Capital Management, LLC. He is responsible for leading new business development, acquisitions and dispositions. Mr. Callard joined American Apartment Communities in 1996. From 1980 to 1996, Mr. Callard served in several capacities with The Klingbeil Organization with primary responsibility for the East Coast and Midwest operations. From 1980 to 1983, Mr. Callard was General Counsel for The Klingbeil Organization. He structured acquisitions, coordinated lending relationships and created various investment vehicles. Prior to joining The Klingbeil Organization, he was engaged in the private practice of law for 15 years. Mr. Callard is a Trustee of the Urban Land Institute (ULI) and a Governor of the Urban Land Foundation. He is a Director of the National Multi-Housing Council. Mr. Callard holds the degrees of Bachelor of Science in Business Administration and Juris Doctorate from The Ohio State University.

Kevin Kaz

VICE PRESIDENT/CHIEF FINANCIAL OFFICER

Kevin Kaz is the Vice President/Chief Financial Officer of Klingbeil Capital Management, where he has worked since 1994. In the last twenty-one years, he has been instrumental in the underwriting and assessment of $2.1 billion in commercial real estate acquisitions. He has also arranged financings in excess of $1.5 billion during that time. He is responsible for the structuring of all debt ranging from single asset financings to cross-collateralized multi-asset structured credit facilities. In addition to overseeing the investments and finance of the Klingbeil Family, Mr. Kaz supervises the finances of KCM’s six multifamily Funds with the pension plan of General Motors. He began his career in the audit and consulting staff of Kenneth Leventhal and Company where he spent seven years working primarily with real estate companies and financial institutions. He served on the Board of Governors of the Bureau of Jewish Education and on the Board of Directors of Concordia Argonaut, a San Francisco social, dining and athletic club founded in 1864. He is a member of the American Institute of Certified Public Accountants, the California Society of CPAs and of the Urban Land Institute (ULI). Mr. Kaz graduated from the University of California at Berkeley with a Bachelor of Science degree in Business Administration.

Louise Santana

SENIOR VICE PRESIDENT – ASSET MANAGEMENT AND INFORMATION TECHNOLOGY

Louise Santana was promoted to Senior Vice President, Asset Management and Information Technology in March of 2019 after serving as Vice President, Information Technology since her return to the Klingbeil organization in March, 2004. Ms. Santana has more than three-decades of experience with technologies specific to the real estate industry. She has designed, delivered and supported infrastructure and solutions to managers and end users at all levels, including property management, accounting, asset management, cash management, portfolio management and investor relations. From 2000 to 2004, Ms. Santana held the position of Operations Support Manager for Essex Property Trust (a publicly traded REIT). Ms. Santana held various corporate positions and fulfilled several functions during her six year tenure from 1994 to 2000 with American Apartment Communities II, L.P. and American Apartment Communities III, L.P., each a privately held multifamily real estate investment trust managed by the Klingbeil organization, as well as a number of other entities owned and operated by the Klingbeil family. Previously, Ms. Santana worked for eleven years at Kenneth Leventhal & Company, a CPA firm specializing in accounting and consulting to the real estate community.

Jennifer Ceroy

SENIOR VICE PRESIDENT – PROPERTY MANAGEMENT AND MARKETING

Jennifer Ceroy is Senior Vice President – Property Management and Marketing for Klingbeil Capital Management. Ms. Ceroy’s primary role is the oversight of KCM’s existing portfolio operations team, along with community branding, market positioning and operational oversight of company marketing strategies. Additionally, she serves as the interface between the operations and development teams to ensure consistency in community development standards across the KCM portfolio. Prior to accepting this role with the Company, Ms. Ceroy served as Regional Manager of KCM’s Southeast and Mountain West portfolio while acting as the national Marketing Director. Previously the Director of Student Housing for KCM, Ms. Ceroy was responsible for the asset management and operations of KCM’s student housing portfolio consisting of nearly 3,500 beds across multiple markets. Prior to joining KCM in 2006, Ms. Ceroy was the Director of Training and Assistant Regional Manager for Monarch Management and Realty, Inc. in Indianapolis, Indiana. Ms. Ceroy has over 25 years of market rate, student and affordable housing experience including new development construction and lease-ups and is a graduate of Indiana University, Bloomington.

Michael Curtis

VICE PRESIDENT – CAPITAL EXPENDITURES AND RENOVATIONS

As Vice President, Capital Expenditures and Renovations, Mr. Curtis is responsible for all aspects of the company’s renovation, maintenance and construction related activities. Mr. Curtis has been the National Construction and Maintenance Manager of the Klingbeil Organization since May 1994. From 1978 to 1994, Mr. Curtis held several positions with The Klingbeil Organization and its affiliates in the areas of commercial real estate rehabilitation, redevelopment, condominium conversion, sales and management. Prior to that, Mr. Curtis was Project Manager for Fauquier Housing Group, a for-sale housing group specializing in custom estate homes in northern Virginia. He also served as the Construction Manager for the Executive Club Suites. Mr. Curtis attended Ricks College in Rexburg, Idaho.

Mark M. Mullen

SENIOR VICE PRESIDENT - DEVELOPMENT

Mark is Senior Vice President – Development with Klingbeil Capital Management and the principal in charge of its multifamily development group, with developments in Laurel, Maryland, Parker and Denver, Colorado.  Mr. Mullen is also a principal of Klingbeil Medical Partners, LLC, a privately held medical property investment and development company.  Prior to assuming COO duties in July 2011, he held the position of Chief Acquisitions Officer for the organization and retains those responsibilities. Before joining the Klingbeil Organization in 2003, Mr. Mullen was employed with Legacy Partners and managed the acquisition and development of multifamily communities throughout the San Francisco Bay Area. He is a graduate of the University of California Berkeley and the University of the San Francisco School of Law, a member of the State Bar of California, a full member of The Urban Land Institute (ULI), and a licensed real estate broker.

Robert Conn

VICE PRESIDENT - ACQUISITIONS

Robert Conn is Vice President, Acquisitions at Klingbeil Capital Management where his responsibilities include sourcing and underwriting for multifamily investments, as well as dispositions. Prior to joining Klingbeil, Robert was Assistant Vice President at Bivium Capital Partners as a member of the Investment team. Prior to his role at Bivium, Robert was with Essex Property Trust where as a Director he managed the underwriting and due diligence of apartment acquisitions, developments, and preferred equity investments. While at Essex, Robert was part of the team that executed the company's $16 billion merger with BRE Properties. Robert previously practiced real estate and corporate law at Murphy Austin Adams Schoenfeld LLP, advising clients in the structuring of real estate transactions and in corporate operational matters. Robert received a J.D. from Columbia University School of Law, and a B.A. in Political Science from the University of California, Davis.

Brian Auth

ACQUISITIONS DIRECTOR

Brian Auth is an Acquisitions Director at Klingbeil Capital Management, LLC. Mr. Auth is responsible for assisting with underwriting, financial analysis and due diligence activities. Brian brings over 20 years of multifamily operations experience, including 6 years of experience at KCM in all phases of operations, serving as a Senior Property Manager for the Klingbeil Maryland portfolio of assets before engaging in his current role as Acquisitions and Dispositions Manager. Prior to joining KCM, Mr. Auth worked with firms such as Trammell Crow and Clark Residential, having most recently held the position of Assistant Director of Operations for Hunt Military Communities. Brian is a graduate of the Catholic University of America, earning a B.A. in History.

William Ryan

ACQUISITIONS DIRECTOR

William Ryan is an Acquisitions Director at Klingbeil Capital Management, LLC. Since joining KCM in 2018, Mr. Ryan has been an integral part of the acquisitions and dispositions team, primarily focused on finding new deals and cultivating strong relationships in existing markets. Prior to joining KCM, Mr. Ryan was a director of investment sales at Berkadia, where he and his team closed over $2BB in multifamily sales over the course of six years. Mr. Ryan is a graduate of the Farmer School of Business at Miami University.

Catherine Lewis

VICE PRESIDENT - TAX

Catherine Lewis is Vice President - Tax for Klingbeil Capital Management and joined KCM in 1989 from Deloitte, Haskins and Sells. She oversees federal, state and local income tax compliance and planning for all The Klingbeil Organization entities, including the multi-family property funds. Ms. Lewis was awarded a Bachelor of Science degree in Accounting from the University of Tennessee, Knoxville in 1986, and completed a Master of Accountancy degree in 1987. Ms. Lewis was certified as a CPA by the Kentucky Board of Accountancy in 1988.

Paul F. Montgomery

He is responsible for the movement of cash among the various Klingbeil entities and with our investment partners. Mr. Montgomery also performs accounting oversight for the Klingbeil family entities. He joined KCM in 1984 as a consultant and became a full time employee in 1986. Prior to joining KCM, he worked in public accounting, banking, and was head of contract administration for Occidental Petroleum’s coal division. Mr. Montgomery holds a bachelor degree in accounting from the University of Kentucky where he graduated Magna Cum Laude.
